The Challenge
A couple in their late fifties discovered Greece's non-dom flat tax regime, which offers qualifying retirees a 7% flat tax on all foreign-source income for up to 15 years. They identified an apartment in a historic Athens neighbourhood and needed a Greek mortgage to part-fund the purchase.
Our Solution
Doulton placed the mortgage alongside the non-dom application process. The Greek Ministry of Finance non-dom regime requires at least three years of non-Greek tax residency - which was satisfied. A Greek tax adviser co-ordinated the application with the mortgage timeline.
The Outcome
Apartment purchased. Non-dom status granted, locking in 7% flat tax on their UK pension and investment income for 15 years. Net tax saving versus UK tax residency estimated at €8,500 per annum. Key highlights: 7% flat tax non-dom regime co-ordinated with mortgage; 15-year tax advantage secured; Annual saving of approximately €8,500 versus UK tax residency.
