A high-net-worth UK investor was acquiring three Melbourne investment properties through an Australian family trust structure. Australian mortgage applications from non-residents require FIRB (Foreign Investment Review Board) approval, adding a layer of complexity.
Our Solution
Doulton co-ordinated the FIRB application alongside the mortgage process with an Australian lender familiar with UK non-resident investors. The trust structure was accepted as borrower. Interest-only terms were agreed for the first five years to optimise cash flow during the portfolio establishment phase.
The Outcome
FIRB approval obtained. All three properties purchased. Portfolio fully tenanted within six weeks. Gross rental yield across the portfolio: 5.4% on total purchase price.
