The Challenge
A family from Worcestershire had dreamed of owning a stone farmhouse in the Dordogne for years. After finding the perfect property, they approached their UK bank, which declined on the basis that it had no French lending capability. They needed a lender who understood both the French notaire system and cross-border income assessment.
Our Solution
Doulton arranged a €385,000 French mortgage drawing on the family's UK salary income. We co-ordinated with the notaire, handled the mandatory French insurance requirements, and guided the clients through the compromis de vente process. The mortgage completed alongside the notarial deed.
The Outcome
Family now owns their Dordogne farmhouse. Annual visits planned from the outset. Property also available for summer letting through a local agency when not in use, generating rental income to offset holding costs. Key highlights: UK income accepted for French mortgage; Full notaire co-ordination provided; Rental income potential factored into affordability.
