Mexico's constitution prohibits direct foreign ownership of property within 50km of the coast - instead, foreign buyers use a fideicomiso (bank trust) structure, under which a Mexican bank holds the title in trust for the foreign buyer.
Our Solution
Doulton arranged a USD mortgage alongside the fideicomiso trust structure. A Mexican bank acted as both the trust institution and mortgage lender. A Mexican notario público managed the legal process. The couple's UK income was used for affordability. The fideicomiso annual fee was factored into the cost of ownership.
