A high-net-worth investor was purchasing a historic quinta in the Douro Valley, including vineyard land, with the intention of restoring the main house and establishing a boutique wine tourism business. The mixed agricultural and residential nature of the asset was unusual for most lenders.

Doulton placed the mortgage with a Portuguese private bank familiar with Douro Valley estate lending. The vineyard land was included within the security. A five-year business plan for the wine tourism operation was presented to support the long-term income case.
