With five properties being acquired at once, the PRA portfolio landlord rules would apply from the outset. Most lenders could not process five concurrent applications across one borrower efficiently.

Doulton managed the simultaneous placement of all five mortgages across two lenders, co-ordinating solicitors, valuations, and application timelines in parallel. The PRA portfolio stress test was satisfied from the outset by selecting properties with sufficient rental yield to pass the stress test across the whole portfolio from day one.
