Commercial Mortgage Broker - Whole-of-Market Access

A specialist commercial mortgage broker gives you access to the entire lending market - not just a panel of preferred names - and handles the complex packaging and negotiation that makes the difference between a declined application and a completed deal. Doulton Bridging Finance has over 20 years' experience placing commercial mortgages for businesses, investors and developers across the UK.

Why Use a Commercial Mortgage Broker?

Going direct to a single lender means accepting their products, their criteria and their pace. A specialist broker inverts that relationship: we present your case to multiple lenders simultaneously, negotiate terms on your behalf, and manage the process from enquiry to drawdown.

Whole-of-Market Access

We are not tied to any lender or panel. Every relevant lender - high street, challenger bank, specialist, private credit - is on the table.

Complex Case Expertise

Limited companies, SPVs, foreign nationals, complex income structures, adverse credit - we know which lenders will look and which won't.

Faster Decisions

A well-packaged application gets faster underwriting decisions. We know what each lender needs before we submit.

One Point of Contact

You deal with us, not multiple lender relationship managers. We translate, chase and report at every stage.

What We Can Place

Our commercial mortgage cases span the full spectrum of property types and borrower profiles. We regularly place:

  • Owner-occupier purchases and refinances (offices, warehouses, retail, industrial)
  • Commercial investment properties (single-let and multi-let)
  • Semi-commercial and mixed-use properties
  • Portfolios of commercial properties
  • Healthcare premises (dental, GP, care homes)
  • Hospitality (hotels, guest houses, pubs)
  • Complex SPV and holding company structures
  • Adverse credit and short trading history cases

The Broker Process - What to Expect

We start with a straightforward fact-find - usually a 20-minute conversation or a brief written summary - and give you an honest initial read on what is available and at what cost. We do not charge for an initial assessment.

  1. 1Fact-find - property details, borrower profile, loan requirement and timeline
  2. 2Market review - we identify the most appropriate lenders and obtain indicative terms
  3. 3Terms presentation - we present options clearly, with rate, fee and total cost comparison
  4. 4Application packaging - we compile the full submission pack and submit to chosen lender
  5. 5Underwriting liaison - we manage queries, valuation and legal co-ordination
  6. 6Completion - drawdown confirmed, keys received

Our Fees

We charge a broker arrangement fee, agreed in writing before any application is submitted. It is payable on completion only - there is no upfront charge. The fee is typically 1% of the loan amount, though this may vary for complex or unusually large cases. Lenders may also charge their own arrangement fees; we disclose all costs clearly before you proceed.

FAQs

Frequently asked questions

Does using a broker cost more?

Not necessarily. Brokers access lenders and products unavailable direct, and often negotiate better rates. Our arrangement fee is agreed upfront and is paid on completion, not at application.

What does 'whole-of-market' mean for commercial mortgages?

A whole-of-market broker is not restricted to a panel of preferred lenders. We can approach any FCA-regulated lender or private credit fund that suits your requirement - giving you the broadest possible choice.

Can you help with complex income structures?

Yes. We regularly place cases with multiple income sources, foreign income, directors' loans, recently self-employed borrowers and complex SPV or holding company structures.

What information do I need to provide?

Typically: two to three years' accounts (personal or company), last three months' bank statements, details of the property, your purchase price or current value, and a summary of your business or investment plan.

Do you work with first-time commercial landlords?

Yes. Some lenders will consider first-time commercial landlords, particularly where the borrower has strong residential property experience or a professional background in the relevant sector.
