As of 3 Nov 2026, the best 3-year fixed mortgage rate is 4.85% (Halifax). That is a little above the best 2-year and 5-year fixes, which are both 4.78% this month. A 3-year fix sits between the two: more certainty than a 2-year deal, a shorter tie-in than a 5-year one, and fewer lenders competing on price.

When a 3-year fixed mortgage makes sense

Plans in 3 years

A 3-year fix suits you if you expect a change around then: a move, a lump sum from a bonus or inheritance, or the end of a fixed income period. The early repayment charges end sooner than on a 5-year deal.

Rate cost

This month a 3-year fix costs 4.85%, slightly above the 4.78% best 2-year and 5-year rates. You pay a small premium for a mid-length term because fewer lenders price 3-year products aggressively.

Lender choice

Fewer lenders offer 3-year fixes than 2 or 5-year ones, and some only at selected LTVs. A broker search matters more here because the best deal is easier to miss.

LTV

The best 3-year rates need a 40% deposit or equity. Each step up in LTV band moves the rate up.

Fees

Arrangement fees of around £1,000 are common on the lowest rates. Over 36 payments the fee matters less than on a 2-year deal but more than on a 5-year one.

£250,000 repayment mortgage over 25 years.

3-year fix at 4.85%
£1,439.71 a month
2-year or 5-year fix at 4.78%
£1,429.61 a month

The 3-year fix costs £10.10 a month more, about £364 over its 36 months.

Premium for a 3-year term
about £364

Worth paying only if the 3-year end date genuinely fits your plans. If it does not, the 5-year fix gives longer certainty at the lower rate. Rates as at 3 November 2026, before fees.

Market context

Rate context and outlook

Bank Rate is 3.75% (next decision Thu 5 Nov 2026). Most economists expect a rise to 4.00%: 54 of 63 in a Reuters poll on 15 October. Fixed rates are priced from swap rates rather than Bank Rate, so much of the expected move is already in fixed pricing: the best 2-year and 5-year fixes are now level at 4.78%, and the Moneyfacts averages are 5.97% (2-year) and 6.00% (5-year).

The average deal stays on sale for only 13 days (Moneyfacts), so a quoted rate can disappear quickly. If your deal ends in the next six months, securing a rate now and reviewing it before completion is the lower-risk approach. Trackers (best 2-year 3.99%) move with every Bank Rate change.

FAQs

Frequently asked questions

What is the best 3-year fixed mortgage rate in November 2026?

4.85% with Halifax, as at 3 Nov 2026. Your rate depends on LTV, income, credit and the fee you choose.

Is a 3-year fix cheaper than a 2-year fix?

Not this month. The best 3-year rate (4.85%) is slightly above the best 2-year rate (4.78%).

Is a 3-year fix better than a 5-year fix?

Only if you need to be free of early repayment charges sooner. The best 5-year fix is 4.78%, below the 3-year rate, so on price alone the 5-year deal wins.

Why do fewer lenders offer 3-year fixes?

Most borrower demand is for 2 and 5-year terms, so lenders concentrate their sharpest pricing there. 3-year products exist but are refreshed less often.

Will 3-year fixed rates rise after the Bank of England decision?

Bank Rate is 3.75% (next decision Thu 5 Nov 2026). Most economists expect a rise to 4.00%: 54 of 63 in a Reuters poll on 15 October. Fixed rates follow swap rates, which already price much of the expected move.

Can I remortgage onto a 3-year fix?

Yes. Remortgage and product transfer 3-year deals are available from several lenders. Start looking up to six months before your current deal ends.

How much can I borrow?

Usually 4 to 4.5 times income, with some lenders going to 5 or 5.5 times for higher earners and certain professions, subject to affordability.

How long does a mortgage take?

A mortgage in principle takes minutes to a day; a full offer usually takes 2–4 weeks from application.

Is a lower rate with a high fee better than a no-fee deal?

It depends on the loan size. On smaller loans the no-fee deal often wins; we compare the total cost over the fixed period.

How early can I remortgage?

You can secure a new deal up to six months before your current one ends.

What documents will I need?

ID, proof of address, 3 months' payslips and bank statements, or 2 years' accounts or tax calculations if self-employed.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Think carefully before securing other debts against your home.
