How it works

When remortgaging pays

A lower rate cuts your monthly payment, but switching is rarely free. Weigh the monthly saving against the early repayment charge on your current deal and the product and legal fees on the new one. Only once those costs are recovered does the move start putting money back in your pocket.

The break-even figure shows how many months of saving it takes to cover those costs. Timing matters: remortgaging as your fixed deal ends, when any early repayment charge has expired, usually delivers the cleanest saving. If break-even runs long, it can pay to wait.
