Fee-Efficient Bridging

Bridging Loans With No Exit Fee - Compare Lenders

Exit fees can add 1–2% to the total cost of a bridging loan - sometimes more than the difference in monthly rates. We compare lenders on total cost to exit, not just headline rate, so you know exactly what you'll pay.

Exit fees - also called redemption fees - are charged by some bridging lenders when you repay the loan. They are typically calculated as a percentage of the loan amount and can add a meaningful cost if you haven't factored them in. Not all lenders charge them, and comparing total cost rather than headline rate is essential.

What Is a Bridging Loan Exit Fee?

An exit fee is a charge levied when the loan is redeemed. It is separate from the monthly interest and from any arrangement fee charged at the start. A typical exit fee is 1–2% of the loan amount, though some lenders charge a flat fee or a percentage of the original facility.

When Does No Exit Fee Matter Most?

  • Uncertain exit timing: if your exit date is flexible, exit fees on some products compound with the loan balance
  • Large loan amounts: a 1.5% exit fee on a £2m loan is £30,000 - a significant sum
  • Short loan periods: arrangement and exit fees have more impact relative to interest on short terms
  • Commercial or semi-commercial: where multiple charges are already elevated

Which Lenders Charge Exit Fees?

Exit fee policies vary significantly between lenders and are not always obvious from marketing materials. As a general guide: some challenger bridging lenders and those targeting lower headline rates frequently include exit fees, while a number of mainstream specialist lenders have moved to no-exit-fee structures to remain competitive. The structure also varies - some charge on the original loan, others on the outstanding balance, and some on the gross facility.

FAQs

Frequently asked questions

What is a typical bridging loan exit fee?

Exit fees vary between lenders. Common structures are 1% of the original loan, 1.5–2% of the loan amount, or a flat administration fee. Some lenders charge nothing. The key is to ask specifically and get it confirmed in the loan documentation.

Is a no-exit-fee bridging loan always better value?

Not necessarily. A lender with no exit fee may charge a higher monthly rate or larger arrangement fee that more than offsets the saving. Always compare on total cost: monthly interest for your expected term, plus arrangement fee, plus exit fee.

Can I negotiate away an exit fee?

In some cases, yes - particularly on larger loans or if you have a strong case with a clean exit route. Brokers with good lender relationships are better placed to negotiate fee structures than direct applicants. We do this as part of the normal process.

Are exit fees tax deductible on investment properties?

Finance costs on investment or development properties are generally deductible against the profit on sale or rental income, subject to your accounting treatment. You should confirm the position for your specific circumstances with your accountant.

What other fees should I look out for on a bridging loan?

Beyond arrangement and exit fees, check for: valuation fees (often £800–£2,500 depending on property value), legal fees (both your own solicitor and the lender's), administration fees, drawdown fees if the facility has multiple tranches, and any extension fees if the loan runs beyond its original term.
