What fees should you expect?
In addition to monthly interest, bridging loans typically involve the following fees. We always ensure you have a full breakdown before you commit.
Arrangement Fee
Typically 1-2% of the loan amount. This is the lender's fee for setting up the facility, often added to the loan.
Valuation Fee
A RICS-accredited surveyor must value the security property. Fees vary by property value, typically from £500 to £2,500+.
Legal Fees
Both you and the lender will instruct solicitors. Budget from £1,000 to £3,000+ depending on complexity. Some lenders allow dual representation to reduce costs.
Exit Fee
Some lenders charge an exit fee (typically 1%) when the loan is repaid. Many of our panel lenders do not charge exit fees.
