A portfolio landlord with eight residential properties across Greater Manchester had mortgages with four different lenders at varying rates, many on expired fixed deals reverting to SVR. The fragmented mortgage structure was costing an estimated £14,000 per year in excess interest. A full portfolio review and consolidation was needed.
Our Solution
Doulton conducted a full portfolio analysis, assessing each property's individual LTV, yield, and mortgage cost. A consolidation strategy was designed grouping properties by lender appetite. Six properties were placed with a single portfolio lender at a uniform competitive rate. Two properties with higher LTVs were placed separately at slightly higher rates but still well below their existing SVRs.
The Outcome
All eight properties remortgaged within one transaction process. Annual interest saving across the portfolio: £11,200. The consolidated structure simplified management - six properties now have a single monthly payment, a single lender contact, and aligned review dates.
