When your fixed rate ends: what to do and when

Six months out

Most lenders let you secure a remortgage or product transfer up to six months before your deal ends. Lock in a rate early, then review it before completion.

Three months out

If you have not acted, start now. A remortgage typically takes 4-8 weeks; a product transfer can be done in days.

After the fix ends

You move to the SVR (average 7.13%). There is usually no early repayment charge on the SVR, so you can still switch, but every month costs more.

Equity

If your home has risen in value or you have paid down the balance, you may now be in a lower LTV band, which can cut your rate.

Changed circumstances

If your income has dropped or your credit has worsened, a product transfer with your current lender often avoids a new affordability check.

Bank Rate

The SVR and trackers move with Bank Rate. Fixed remortgage rates are priced from swap rates and move independently.

Market context

Rate context and outlook

Bank Rate is 3.75% (next decision Thu 5 Nov 2026). Most economists expect a rise to 4.00%: 54 of 63 in a Reuters poll on 15 October. Fixed rates are priced from swap rates rather than Bank Rate, so much of the expected move is already in fixed pricing: the best 2-year and 5-year fixes are now level at 4.78%, and the Moneyfacts averages are 5.97% (2-year) and 6.00% (5-year).

The average deal stays on sale for only 13 days (Moneyfacts), so a quoted rate can disappear quickly. If your deal ends in the next six months, securing a rate now and reviewing it before completion is the lower-risk approach. Trackers (best 2-year 3.99%) move with every Bank Rate change.

FAQs

Frequently asked questions

What happens when my fixed rate mortgage ends?

Unless you arrange a new deal, your lender moves you onto its standard variable rate. The average SVR is 7.13%, well above the best remortgage rates.

How much will my payments go up when my fix ends?

It depends on your old rate and your balance. On £250,000 over 20 years the SVR costs about £333 a month more than the best 2-year remortgage this month.

Should I remortgage or take a product transfer?

Compare your lender's product transfer offer with the best remortgage rates (4.82% for 2 years, 4.85% for 5 years). If the gap is small, the product transfer is usually simpler.

Can I lock in a remortgage rate now and change it if rates fall?

Usually yes. A remortgage offer typically lasts around six months, and if a cheaper rate appears before completion your broker can often switch you to it.

Is there a penalty for leaving the SVR?

Normally no. Early repayment charges apply during fixed or discounted periods, not on the SVR, so you can remortgage at any time once your fix has ended.

Should I fix for 2 or 5 years when my deal ends?

The best 2-year and 5-year remortgage rates are 4.82% and 4.85%, almost level, so a 5-year fix gives longer certainty for very little extra.

Will rates go up before my fix ends?

Bank Rate is 3.75% (next decision Thu 5 Nov 2026). Most economists expect a rise to 4.00%: 54 of 63 in a Reuters poll on 15 October. Fixed rates follow swap rates and can move within days, which is why securing a rate early is the lower-risk approach.

How much can I borrow?

Usually 4 to 4.5 times income, with some lenders going to 5 or 5.5 times for higher earners and certain professions, subject to affordability.

How long does a mortgage take?

A mortgage in principle takes minutes to a day; a full offer usually takes 2–4 weeks from application.

Is a lower rate with a high fee better than a no-fee deal?

It depends on the loan size. On smaller loans the no-fee deal often wins; we compare the total cost over the fixed period.

How early can I remortgage?

You can secure a new deal up to six months before your current one ends.

What documents will I need?

ID, proof of address, 3 months' payslips and bank statements, or 2 years' accounts or tax calculations if self-employed.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Think carefully before securing other debts against your home.
