How to Get the Best Berth Finance Rate

Marina berth finance is a niche within specialist property lending. Most high-street banks don't offer it, and even among specialist lenders, appetite varies significantly by berth type, marina quality and title structure. Getting the best rate requires both lender selection and application quality.

The single biggest driver of your rate is loan-to-value. Lenders reserve their sharpest pricing for borrowers with 30%–40% deposits. If you can manage a 35% deposit on a berth purchase, you're likely to access rates in the 6.5%–7.5% range from the top two or three lenders.

Berth type matters too. Freehold berths at well-established marinas attract the keenest rates. Long-leasehold berths (50+ years remaining) are also generally acceptable to mainstream specialist lenders. Right-to-use arrangements and mooring licences are accepted only by specialists such as Together Money and Pegasus Marine Finance, and at higher rates.

A specialist whole-market broker adds material value in this niche - not just because of lender relationships, but because packaging the application correctly (valuation instructions, title evidence, marina information) significantly affects underwriting outcome.
