What Is the SVR - and Why Is It So Expensive?

The standard variable rate (SVR) is your lender's default mortgage rate. When your fixed or tracker deal ends, you automatically roll onto the SVR unless you arrange a new deal. The SVR is set by your lender - not the Bank of England - and can change at any time.

In October 2026, most lenders' SVRs sit between 6.99% and 7.99%, while the best available 2-year fixed rates are around 4.49%. This gap - often called the "loyalty penalty" - means borrowers who don't switch when their deal ends can pay thousands more per year than necessary.

The UK's Financial Conduct Authority estimates that around 1 million UK households are currently on their lender's SVR, many without realising the significant cost.

  • Contact us at least 3 months before your deal ends - you can lock in a new rate in advance and avoid any time on the SVR
  • We compare your lender's product transfer rate vs the full market - the best deal might be to stay or to switch
  • If a product transfer wins - we arrange it with your lender; no solicitor, no valuation, often same-day
  • If the market beats your lender - we handle the full remortgage application across 130+ lenders

FAQs

Frequently asked questions

What is a standard variable rate (SVR)?

The SVR is your lender's default mortgage rate - the rate you automatically move to when your fixed or tracker deal ends. SVRs in October 2026 range from 6.99% (HSBC) to 7.99% (Virgin Money), compared to best available fixed rates at around 4.49%.

How much can I save by switching off the SVR?

On a £250,000 mortgage, switching from a typical SVR of 7.25% to a 2-year fix at 4.49% saves around £360 per month - £4,320 per year. On a £400,000 mortgage the saving is approximately £575/month. Use our calculator above for your personalised figure.

How quickly can I switch off my SVR?

If you're already on the SVR, you can arrange a product transfer with your existing lender very quickly - sometimes same-day. You don't need to wait for a deal to end. Contact us and we'll compare your lender's current rates against the market and get a new deal arranged as quickly as possible.

Is there a penalty for leaving the SVR?

No - the SVR is penalty-free. There are no early repayment charges (ERCs) on the SVR, which means you can switch at any time without a fee. Early repayment charges only apply during a fixed or tracker deal.
