Is a Mezzanine Floor Equipment or a Building?

The classification of a mezzanine floor has significant implications for financing and tax relief. The key test is whether the structure is removable:

Free-Standing Mezzanine (Asset Finance)

A bolted steel mezzanine structure on a warehouse floor, capable of being dismantled and relocated. Treated as plant and machinery for capital allowances. Financeable via HP or finance lease. Qualifies for AIA under HP.

Integrated Structure (Property Finance)

A mezzanine that is structurally integrated into the building fabric - poured concrete decks, structural steel welded to the frame. Treated as a building improvement. Requires commercial mortgage or development finance rather than asset finance.

The vast majority of warehouse mezzanine floors are free-standing removable structures and qualify for asset finance. Confirm the classification with your accountant and supplier before applying.

Finance Options for Mezzanine Floors

Hire Purchase

Fixed monthly payments over 2–7 years; you own the mezzanine at the end. Qualifies for Annual Investment Allowance in year one - a significant tax advantage for profitable businesses.

Finance Lease

Lender owns the asset; you pay monthly rentals. Monthly payments may be fully deductible as a business expense. Keeps the asset off your balance sheet - useful for businesses managing debt covenants.

Sale & Leaseback

Already own a mezzanine outright? Sell it to a finance company and lease it back to release cash. Provides working capital without disrupting operations or requiring a property-secured loan.

Lender Appetite for Mezzanine Floor Finance

Most asset finance lenders are comfortable with removable mezzanine floors from established suppliers (APC, Wickens, Mezzanine Floors UK, Jungheinrich). Specialist lenders including Close Brothers, Aldermore and Shawbrook are our first call for mezzanine projects under £100,000. For larger installations, we also approach Lloyds Bank and NatWest where the business profile supports it.

Unusual materials, very old structures or bespoke configurations may require additional lender information. We advise you on presentation before application to avoid unnecessary declines.

FAQs

Frequently asked questions

Can mezzanine floors be financed as equipment?

Yes. Mezzanine floors are typically classified as plant and machinery for capital allowance purposes, making them eligible for asset finance. The key is that the structure must be removable - a permanently bonded structure may be treated as a building improvement, which changes the finance options available.

What finance terms are available for mezzanine floors?

Most lenders offer 2–7 year terms for mezzanine floor finance. Smaller installations (£20k–£50k) suit 3–5 year HP or finance lease. Larger installations above £100k benefit from 5–7 year terms to keep monthly costs manageable.

How much does mezzanine floor finance cost?

As of October 2026, rates for mezzanine floor finance typically range from 6.0% to 11.0% p.a. depending on lender, loan size, term and credit profile. New, removable mezzanine structures from established suppliers attract the most competitive rates.

Does a mezzanine floor qualify for Annual Investment Allowance?

Removable mezzanine floors are generally treated as plant and machinery rather than buildings, making them eligible for Annual Investment Allowance under a hire purchase agreement. The AIA limit is currently £1m per year. Confirm the classification with your accountant before proceeding.

What is the difference between a mezzanine floor and a structural floor for finance purposes?

A free-standing removable mezzanine floor (bolted together on a concrete base) is plant and machinery - asset-financeable. A mezzanine integrated into the building structure is a building improvement and requires commercial mortgage or development finance rather than asset finance. Most warehouse mezzanines fall into the former category.

Asset finance for business purposes is not regulated by the FCA. Rates shown are indicative as at October 2026 and depend on credit profile, term, asset and deposit. We act as a credit broker, not a lender. Your asset may be repossessed if you do not keep up repayments.
