Later Life Lending

How Later Life Mortgages Work

How standard 55+, RIO and lifetime mortgages work, what income you need, how the advice process runs and what happens to the mortgage on death.

Important: Equity release is a long-term commitment and will reduce the value of your estate. It may affect entitlement to means-tested benefits. Independent financial and legal advice is required. All plans recommended are from Equity Release Council approved lenders. Your home may be repossessed if you do not maintain required payments on a secured loan.

Later life mortgages are home loans designed for borrowers aged 55 and above. They cover a range of products - from standard residential mortgages that simply have no upper age limit, to retirement interest-only mortgages, to equity release products where no monthly payments are required. The right choice depends on your income, your property, your plans, and your priorities for the estate you leave behind.

The Three Main Categories

1. Standard 55+ Mortgages

These are conventional residential mortgages - capital and interest or interest-only - offered by lenders who do not impose the age caps that most high street banks apply. If you have good retirement income and are looking to remortgage or purchase, these often provide the most competitive rates.

2. Retirement Interest-Only (RIO) Mortgages

A RIO mortgage is specifically designed for older borrowers. You pay only the monthly interest - the capital is repaid when you sell the property, move into long-term care, or die. Unlike equity release, your loan balance never increases. RIO mortgages are FCA-regulated residential mortgages.

3. Equity Release / Lifetime Mortgages

No monthly payments are required. The interest rolls up and compounds annually. The loan and all accumulated interest are repaid on the sale of the property - typically on death or on moving into long-term care. Lifetime mortgages include a no-negative-equity guarantee (Equity Release Council members), meaning you can never owe more than the property is worth.

FAQs

Frequently asked questions

What income do I need?

For RIO and standard 55+ mortgages, you need enough retirement income to service the monthly interest. Lenders accept state pension, private pension, drawdown, rental income and investment income. For equity release / lifetime mortgages, no income is required.

Does my age affect what I can borrow?

With standard lenders, yes - many cap borrowing at age 70 or 75. With specialist later life lenders such as Hodge and LiveMore, there is no maximum age. For equity release, age actually works in your favour - older borrowers can access a higher LTV.

What happens to the mortgage when I die?

For RIO and standard mortgages, the lender has 12 months from death or moving into care for the property to be sold and the mortgage repaid. For lifetime mortgages, the same applies - the no-negative-equity guarantee means the estate cannot owe more than the property sells for.

Can I still leave an inheritance?

Yes - both RIO mortgages and standard 55+ mortgages maintain your loan balance without it growing, so the equity remaining in the property at sale is passed to your estate. Lifetime mortgage lenders offer inheritance protection features that ring-fence a percentage of the property's value for beneficiaries.

Your home may be repossessed if you do not keep up repayments on a mortgage. The value of your estate may be affected by equity release products.
