Why do UK lenders decline US citizens for mortgages?

FATCA (Foreign Account Tax Compliance Act) requires non-US financial institutions to identify and report financial accounts held by US persons to the US Internal Revenue Service. For many UK lenders, the compliance infrastructure required to manage FATCA reporting is not commercially worthwhile for the small volume of US person applications they receive. Rather than building the infrastructure, they simply decline US person applications. Specialist lenders who have built FATCA compliance frameworks actively accept US person applications.

Can a US citizen with ILR get a mainstream UK mortgage?

Some mainstream lenders may consider US citizens with ILR who have established UK residency and income - FATCA compliance is not always an absolute barrier for every lender. However, many mainstream lenders do decline US persons regardless of residency status due to FATCA. Does being a dual US/UK citizen help?

Dual US/UK citizenship does not remove the FATCA compliance burden - US citizenship, regardless of other nationalities held, triggers FATCA reporting obligations. A dual citizen is still a US person for FATCA purposes and faces the same lender restrictions.

Is USD income well accepted by UK mortgage lenders?
