Core documentation - all expat applications
Every expat mortgage application requires the following core documentation. Specific requirements vary by lender and country - this is the baseline.
Identity:
- Valid passport (most recent, all pages scanned)
- If non-British: nationality document confirming right-to-work in country of residence
- Current overseas address proof (utility bill, bank statement, official correspondence - dated within 3 months)
Income - employed:
- 3 most recent overseas payslips
- Most recent 6 months of overseas bank statements (personal current account showing salary credits)
- Employer letter on company letterhead (in English or certified translation) confirming: full name, job title, employment type (permanent/contract), start date, annual salary, working hours
Income - self-employed:
- 2 years of overseas tax returns (ATO, IRS 1040, IRAS NOA, etc.) - most recent 2 years
- Most recent 2 years of company accounts
- 12 months of business bank statements
- Accountant's reference letter confirming trading status and income
Deposit source:
- 6 months of bank statements showing accumulation of deposit funds
- For lump sum deposits (inheritance, property sale, redundancy): supporting evidence of the source
- AML: source-of-funds declaration - lender-specific form, usually countersigned by the solicitor
Country-specific documentation variations
UAE and Gulf region:
- Payslips: Salary certificates from HR are standard (formal payslip format varies by employer). Company-issued salary certificate on letterhead acceptable.
- Tax: UAE has no income tax - overseas tax returns are not applicable. Bank statements and salary certificate are the primary income evidence.
- Residency: UAE residency visa (labour card or residency stamp in passport) as address evidence.
- DEWA (Dubai) or equivalent utility bill as additional address evidence.
Singapore:
- CPF statements (Central Provident Fund) are sometimes requested as supplementary income evidence by lenders familiar with Singapore employment.
- IRAS Notice of Assessment (tax assessment) accepted as income verification.
- Medisave contribution statements useful supplementary evidence.
Hong Kong:
- IRAS equivalent is the Hong Kong Inland Revenue Department tax assessment (PTD1 or salaries tax assessment).
- MPF (Mandatory Provident Fund) statements useful supplementary evidence.
Australia:
- ATO (Australian Tax Office) Notice of Assessment (NOA) - most recent 2 years
- PAYG payment summaries (similar to UK P60) for employed applicants.
- Superannuation fund statements useful supplementary evidence.
USA:
- W2 forms (employed): most recent 2 years
- Tax returns (IRS Form 1040): most recent 2 years
- 1099 forms (self-employed/contractor): most recent 2 years
- Note: FATCA compliance affects which UK lenders accept US person applications - specialist broker essential.
Source-of-funds and AML documentation
Anti-money laundering (AML) checks are rigorous for non-resident mortgage applications. UK lenders must satisfy themselves on the legitimate source of all funds used in the transaction.
For the deposit:
- Bank statements for 6 months showing funds building up from salary/income - the "trail" showing legitimate accumulation
- If a lump sum is involved (sale of overseas property, inheritance, redundancy payment, investment realisation), specific evidence is required:
- Property sale: completion statement from solicitor, sale proceeds letter from estate agent
- Inheritance: copy of will, probate documents, solicitor's letter
- Investment portfolio: brokerage statement showing the sale and proceeds
- Employer bonus: payslip showing the bonus payment
For non-UK nationals:
- Additional nationality-specific AML checks may be required
- Source-of-wealth declaration (overview of overall financial position)
- For higher-value applications: certified ID document copies notarised in the country of residence
Presenting documents effectively
Practical guidance for preparing and presenting overseas documents:
- English or certified translation: All documents must be in English or accompanied by a certified translation from a qualified translator. Electronic translations (Google Translate) are not acceptable.
- Electronic originals are acceptable: Most lenders now accept high-quality scans or electronic PDFs of original documents. Physical originals are rarely required unless specifically requested.
- Certification where required: Some lenders require documents to be certified as true copies. Certification can be done by a notary, solicitor, or (in some jurisdictions) a bank manager or employer. We advise on the specific certification requirements for each lender.
- Dated within 3 months: Address proof, bank statements, and income evidence should be as recent as possible - within 3 months is the standard requirement for most documentation.
- Consistency across documents: Ensure your name, address, and employer are consistent across all documents. Discrepancies between documents trigger additional queries and delay.
