How shared ownership works

You buy a share of a new build property from a housing association. A mortgage covers your share (less deposit). You pay subsidised rent to the housing association on the remaining share they own. Over time, you can buy additional shares (staircase) until you own 100%. The housing association sets the initial share size — usually you can choose between 10% and 75% at first purchase, subject to affordability assessment.

Eligibility for shared ownership

You must not currently own a property. Household income must be below £80,000 (outside London) or £90,000 (in London). You must not be able to afford a full purchase on the open market (assessed by the housing association). Some developments prioritise local connections or key workers. The Deposit Unlock scheme for shared ownership is a separate mechanism — DBF advises on eligibility for your specific development.

Staircasing — buying more shares

You can buy additional shares (staircase) in increments of as little as 1% from some housing associations, or in larger tranches (typically 10%). When you staircase, you pay the market value of the shares at the time of purchase — not the original purchase price. As property values rise, staircasing becomes more expensive. Once you own 100%, the rent element disappears and you hold the property as full owner. DBF arranges the remortgage needed when you staircase.

Cannot combine with Rate Reducer or First Homes

Shared ownership cannot be combined with Own New Rate Reducer or First Homes. MGS is also not available alongside shared ownership. The shared ownership structure itself provides the affordability advantage — additional schemes are not permitted.

Yes — shared ownership rent typically increases annually, usually in line with RPI+0.5% or similar. This is specified in your lease. As you staircase and own more of the property, the rent on the remaining share reduces.

Can I eventually own 100% of a shared ownership property?

Yes — you can staircase to 100% ownership on most shared ownership properties. At 100%, the rent element disappears and you own the property outright. The final staircase tranche typically requires a remortgage to cover the full property value.
