BFPO (British Forces Post Office) is the addressing system used for UK forces mail to overseas postings. Not all lenders accept BFPO as a current address - some require a UK permanent address. Specialist expat lenders are more likely to accept BFPO than mainstream lenders. We identify which lenders accept BFPO applications before approaching anyone.

I'm posted overseas but my posting ends in 18 months. Can I buy a UK home now?

Yes - an 18-month remaining posting with a confirmed return is an excellent residential expat mortgage case. The lender wants to understand that the property will be your UK residence and a confirmed posting end date provides this. We arrange pre-return residential mortgages for forces personnel regularly.

Does my security clearance affect the mortgage process?

Lenders do not require disclosure of security clearance levels. Confirming UK government employment and GBP income is sufficient. Some intelligence community employees decline to name their employer - this can be managed by confirming "UK government employment" with supporting documentation at the appropriate level of disclosure. We advise on how to handle this.

Do I pay the non-resident SDLT surcharge as a forces person posted abroad?

Forces personnel whose primary residence is a BFPO address may be treated as non-UK resident for SDLT purposes during the posting. The 2% non-resident surcharge may apply to property purchases during the posting. However, there are specific SDLT provisions that may apply to Crown servants - we recommend confirming the SDLT position with a UK property solicitor before exchange of contracts.
