FAQs

Frequently asked questions

Is Kuwait on UK mortgage lender acceptance lists?

Yes - Kuwait is generally on the acceptance lists for specialist UK expat mortgage lenders. It is not a restricted or grey-listed jurisdiction. Tax-free salary income in KWD is straightforward to evidence.

What haircut is applied to KWD income?

Lenders typically apply a 10-15% haircut to Kuwaiti Dinar income - slightly higher than for USD or AED-pegged currencies but well within the normal specialist expat lending range.

Can I send my deposit from Kuwait for a UK property purchase?

Yes - international bank transfer from Kuwait to a UK solicitor client account is the standard mechanism. The transfer must be from a bank account in your name (not a third party) and must be evidenced with 6 months of Kuwait bank statements showing the accumulation of the funds. Source-of-funds AML evidence is standard for all non-resident purchases.

What is the minimum deposit for a UK BTL as a Kuwait resident?

25% deposit (75% LTV) is the standard specialist expat BTL minimum. On a £300,000 UK BTL: £75,000 deposit plus SDLT (approximately £23,500) plus legal fees. Total cash required approximately £100,000-£103,000.

Are defence contractors and military in Kuwait able to access UK expat mortgages?

Yes - UK defence contractors and seconded military personnel in Kuwait are considered by specialist expat lenders. UK MoD secondees to Kuwait may also benefit from specific government service considerations that some lenders apply. Crown employee mortgages and armed forces mortgages are also relevant - see our Armed Forces expat mortgage page.
